  • Private Search
    • A Private Land Search is a document issued by the respective state land office providing information about a property or land.
  • Official Search 
    • An Official Search is a document issued by the respective state land office providing information about a property or land that is already being signed and stamped by the land office officer and is usually being used for official purposes.

3. What is the difference between a private search and an official search?

  • Both official and private land searches will have the same information inside the report, it is just that the official search is being stamped and signed by the land office for official purposes, while a private search does not have this stamp and sign.

5. How do I conduct a land search?

There are 2 ways to conduct land searches

  • Method 1 :
    • You can apply for a land search at the Land Office depending on the title type. In some land offices, you may need to queue, and they only process searches on certain days and times, meaning you will need to face long waits and the possibility of system downtime preventing the search that you want to conduct.

    • Which state the property is located in

11. How do I find the land owner's name?

 

12. Can I do a land search using the name and IC number?

  • Sorry, land searches cannot be done using just the IC and name of the owner. The Land Office requires complete title information.

13. How do I calculate the price for a land search?

14. Will I receive a soft copy or a hard copy

  • For private searches, you will only receive a soft copy. However, you can request a hard copy, and an additional RM20 courier charge will apply. 
  • If you are requesting an official search or certified true copy of the title, you will receive both a soft copy and a hard copy. We will send the hard copy to you, with no additional courier charge for official and certified title deed searches.

15. I want to find vacant land available in a certain state.

  • Sorry, we do not offer services to find available vacant land for purchase. The land search service we provide involves obtaining a search certificate from the Land Office based on the information from the title deed.

17. Can I search a neighbor's lot using my title details?

  • Sorry, you cannot search for a neighbor lot using your lot’s title information. Each lot has a unique number, and each lot has its title deed number.

18. Can I just WhatsApp my title deed to EasyLaw without registering an account?

  • You will not get the owner’s phone number in the land search. Only the registered name, address, and IC number will appear in the search.
  • However, we can refer you to someone who may be able to assist. Please note that we have no connection to that individual, but we can facilitate your communication by passing your details on to them.

21. How do I find the property address from the title deed information

22. What is the difference between basic and advanced land searches in Johor?

  • In Johor, there are two types of land searches: 
    • Basic Land Search: 
      Contains only the latest information and the information that is still being enforced
    • Advanced Land Search: 
      Includes both the latest information and the information that is not being enforced anymore

23. How do I obtain document copies from the Land Office?

  • We offer a service to obtain CTC document from the Land Office, such as Form 19B Caveat, Form 14A Memorandum of Transfer, and other documents, as long as it is coming from the land office and you have the nombor perserahan

24. How do I conduct a land search if I only have the address?
