A Pahang Land Search (Carian Tanah) is typically performed to find out about the most recent title information, the land's use, the owner's identity, and any encumbrances on the property.
Pahang has 3 types of land search:
Private Land Search (Carian Persendirian)
A printout in black and white that contains all of the relevant land office's title information.
Official Land Search (Carian Rasmi)
A printout in black and white, produced by the relevant land office, providing the full description of the property or plot of land, and bearing the signature and stamp of the Land Registrar on the last page, which is used as part of supporting documentation for submission to a government agency.
Certified True Copy of Title (Salinan Sah Hakmilik)
A duplicate of the original title that has been officially attested as being accurate by the land registrar. Not to be substituted for the presentation's original title.

What information can you get from a Pahang land search?
The owner’s full name, IC number, and registered address of the owner are all automatically included in the data from a land search.
The Title Type:
For Pahang, the standard title types are:
Geran (GRN), Geran Mukim (GM), Pajakan Negeri (PN), Pajakan Mukim (PM), Hakmilik Sementara Daftar (HSD), Hakmilik Sementara Mukim (HSM) etc.
The size and area of the property:
Basically, the size of the property is displayed as a guide in a land search.
The state, district, town, and lot number are all part of the property's location information. However, the location of the property will not be included.
Kindly be aware that the title details differ from the typical address that we are familiar with, such as a residential address. If you only have the address and are interested in learning more about the property's title details, you can do so by using EasyLaw's service : Extract Land Title Information.
The land's specific use or purpose:
Residential
Agricultural
Commercial
Industrial
The status of the property:
Freehold: The use and disposition of the land or other property are entirely under the owner's authority.
Leasehold: In exchange for the right to occupy the property for a predetermined amount of time, the landowner offers the landlord a lease. Since the property and the land it is situated on will continue to be legally owned by the independent owner, the landlord won't actually own the entire property (or landlord).
The land’s tenancy status (for leasehold only):
In a land search, the lease's duration will be shown. Buyers should often examine the remaining term of the lease before buying real estate or property.
Any restriction placed on the land:
This includes any limitations placed on the registered property/land proprietor's ability to sell, transfer, divide, partition, or amalgamate his land as well as any limitations imposed on his ability to deal with it through the creation of a lease, charge, or easement, among other things.
Any transactions / encumbrance(s) on the property:
A transaction record detailing any charge or caveat placed on the land or property, as well as its current status, will be available.
Typically, a standard land search won't show any out-of-date encumbrances.
Usually, the previous title number is noted in the land search as evidence that the title has changed. However, because it depends on the specific land office, not all land searches will reveal this information on previous titles.
